OneStreet Residential Brings Southeast Communities to National Stage with Gold Nugget Grand Award and Additional Honors

Hayloft Big Creek wins Gold Nugget Grand Award as OneStreet communities in Georgia and South Carolina stand out among more than 800 North American entries.

ATLANTA, GA — Hayloft Big Creek, an active-adult rental community developed by OneStreet Residential in Alpharetta, Georgia, has received the 2026 Gold Nugget Grand Award for Best Age Qualified Senior Living Community. Selected from more than 800 entries across North America, OneStreet’s recognized communities underscore the company’s innovation across workforce housing, active-adult living and built-for-rent design.


Presented by PCBC and the California Building Industry Association, the Gold Nugget Awards are among the nation’s longest-running residential design, planning and development programs. The program's Blue Ribbon judging panel selected Awards of Merit recipients as finalists in each category before one Grand Award winner was named in each category during the 63rd Annual Gold Nugget Awards ceremony on July 29.


OneStreet received three honors across two communities. Northpoint on Jarvis Creek in Hilton Head Island, South Carolina, and Hayloft Big Creek Manor House also received Awards of Merit, recognizing them as finalists for Best On-the-Boards Affordable Housing Community and Best Built-For-Rent Community Product Design, respectively.


Collectively, the honors place projects in the Southeast — developed by Atlanta-based OneStreet and designed in collaboration with national design firm DTJ DESIGN — among leading residential communities from across the country.


Hayloft Big Creek, Georgia

Grand Award Winner: Best Age Qualified Senior Living Community

Hayloft Big Creek is a 22.7-acre active-adult rental community in Alpharetta designed for residents 55 and older. Its pedestrian-oriented plan offers ten floor plans across single-family cottages, paired homes and stacked flats, giving residents greater housing choice within a connected neighborhood. Amenities including pickleball courts, fitness and movement spaces, resident gardens and outdoor gathering areas support wellness and social connection.


Hayloft’s second recognition focuses on the Manor House, a six-residence stacked-flat building that combines multifamily efficiency with the character of attached rowhomes. Private entrances, individual garages, outdoor living spaces and a shared atrium with a glass elevator balance privacy, accessibility and efficient density while supporting aging-in-place principles.

Northpoint on Jarvis Creek, South Carolina

Award of Merit Finalist: Best On-the-Boards Affordable Housing Community


Currently under construction on an 11.4-acre infill site, Northpoint on Jarvis Creek will deliver 157 residences, including 145 stacked apartments and 12 townhomes. Developed through a public-private partnership with the Town of Hilton Head Island, the community is designed to support the island’s workforce and economy by offering homes across four affordability levels, from 60% to 150% of Area Median Income.


The plan transforms a long, narrow site into a pedestrian-oriented neighborhood organized around trails, open spaces and five community gathering nodes. Lowcountry-inspired architecture, native plantings, biofiltration swales and preserved tree canopies reflect the character and natural environment of Hilton Head Island.

DTJ DESIGN served as architect, planner and landscape designer for all three entries. SeamonWhiteside served as civil engineer for Northpoint on Jarvis Creek, while Gaskins + LeCraw served as civil engineer for Hayloft Big Creek, with Crosby Design providing interior design services.

The Grand Awards were presented July 29, 2026, during the 63rd Annual Gold Nugget Awards ceremony at the Gaylord Pacific Resort & Convention Center in Chula Vista, California.
